MBA students that are interested in the real estate finance specialization will receive training in urban land markets, real estate investment and finance, and urban development to accompany their general MBA education. Upon completion of this specialization, graduates are ready to assume responsible positions in areas such as development, real estate lending, real estate consulting, institutional real estate investment, and corporate asset management.   • RE 386.2 is a prerequisite for both of these courses. Serious real estate students are encouraged to take both classes, but ONLY ONE of the 2nd year RE courses is required to specialize in the real estate finance concentration.

1. RE 386.2 Real Estate Investment Decisions

This course examines selected advanced problems and issues in the area of real estate investment.  Financial concepts and models are applied to real estate analysis so the student can take away an understanding of the real estate investment market.  Students are also guided through a property development case to enhance their knowledge pf real estate development.  Course includes guest presentations by real estate professionals. Topics include:  discounted cash flow techniques, risk, sensitivity analysis, taxation, form of ownership, syndication/limited partnerships, the role of institutional investors, property management and marketing investment property.

2. RE 388 Seminar in Real Estate Capital Markets

Examination of the debt financing of residential and commercial properties.  It analyzes primary and secondary mortgage markets, mortgage banking, loan instruments, mortgage securitization, as well as lender and borrower decisions regarding real estate financing.  By the end of the course, students should have a thorough understanding of the use of debt to finance property investments, the measurement of the returns and risks of mortgage instruments, and the securitization of residential and commercial mortgages.  Because of the important role that mortgaged-backed securities play in financial markets, this course will be of particular interest to students interested in derivative instruments.

3. LEB 380 Real Estate Law

Study of real estate finance concepts and legal aspects of the development process; Analyzes legal issues that arise in real estate transactions, and develops student's analytical skills and reasoning power via case studies and class discussion.

4. CRP 389C Research in Land Development: Income-Producing Real Estate

The course privileges an enterprise entrepreneurial perspective on income-producing real estate development and investment.  The underlining objective of this course is the belief that to achieve your objectives in real estate, one must understand the fundamentals of real estate investment and development (both theory and practice).  The course is conducted much like a traditional seminar, in which students will take an active role discovering and articulating the standard principles and process (both public and private) of real estate investment and development in the U.S.
